Church Lane New Build 4 Bedroom Bungalow in Bearstead Conservation, Kent.
This project was to utilies the land associated with the existing property on the land which was a large period house with 13 bedrooms. At one point all the land around was within its curtiledge, however over the last 200 years it had been divided off. The land to the north of the principle dwelling could take another property and discussions with Maidstone council began.
DKM Consultants was inlisted to design a building which gave the client the full use of the land, for it to be attractive and functional and meet the Planners and Building Control requirements for a conservation area.
Firstly an appraisal was under taken with basic sketches and several planning meetings until it was agreed a 2000 ft2 footprint could be built. The character of the building mast reflect the area and the building adjacent. Conditions were set on materials used, trees and both sift and hard landscaping and joinery. These were later all agreed and have been signed off.
The Client wanted a high spec finish and his experiece lay in commercial office fit out so completing the interior was no problem but he inlisted the services of DKM Consults to assist him with Project Management to a water proof shell.
Work started after April and amazing progress has been made with the aim to complete the build by Christmas.
Estimated budget = £210,000 + £25,000 furniture
Completed Budget = £235,000 + £30,000 furniture
House Value when completed = £680,000 based on dwellings in same road.
This gave a profit after build = £ 310,000
Over budget due to increase in Better specification of the Chimney, Windows, Internal Finishes, Material cost increase, Sewer Diversions and costs from Utility companies.
